In my experience, students learn the best when they have a reason to do so, and that has a lot to do with the association that they could make of it with real life examples, related to situations that somehow helps them to understand better the theory and applicable cases.
I think that theory goes along way with practice and exercises, where the most important is to understand appropriate cases and see how they connect with the concepts, so that more complex situations can be solved.
I like to go from the easiest exercises, slowly increasing difficulty to get to the hardest ones. Very often, I like to assess the previous knowledge of the students, by means of a quick diagnostic test, so that I have a best ground from which to start and to identify the student's weaknesses. And if it's a second tutoring, I find it very useful to do a brief review of the previous lesson of course.
